Our Story.

Established in 2019, Clearwater PACE (“Clearwater”) is a New York-based real estate capital advisory firm with more than $10 billion of deal experience focused on structuring Commercial PACE (“C-PACE”) financing across all asset types and eligible geographies on behalf of commercial real estate developers, investors, and owners.


Jonathan Seabolt is the Founder and CEO of Clearwater Capital Management, LLC and Clearwater PACE, LLC. Before launching Clearwater, Mr. Seabolt was the Director of Real Estate Investments at a New York-based investment management firm focused on sourcing, underwriting, and executing real estate acquisitions on behalf of Limited Partners. Mr. Seabolt has been involved in $9+ billion of real estate debt and equity investments up and down the capital structure, across all asset types and geographies on behalf of institutional investors globally.

Mr. Seabolt has over 15 years of professional experience and his real estate career began in 2006 after successfully raising capital and launching a real estate investment firm focused on acquiring, repositioning, and disposing of distressed residential assets. As an Adjunct Professor within the graduate school at NYU,  Mr. Seabolt co-teaches a course centered on Investing in Distressed Real Estate Situations. In addition to earning an MBA in Finance & Accounting, Mr. Seabolt’s credentials include a Master’s in Real Estate Finance and Investments from NYU where he graduated as a Hirsh Scholar.

Mr. Seabolt launched Clearwater to disrupt the transactional nature of commercial real estate finance, seeking to create a client-first, frictionless, and transparent financing experience for real estate developers, investors, and owners based on his well-established relationships in the capital markets.

We have underwritten all property types in primary, secondary, and tertiary markets, giving us a unique ability to place debt and equity with the proper capital source. The Clearwater team collectively brings a nuanced understanding of commercial real estate finance coupled with their well-established relationships in the capital markets to ensure every client is offered the most competitive terms and most reliable executions in the debt market, regardless of deal size.



We are former bankers and lenders who specialize in arranging commercial real estate loans across all asset types and geographies up and down the capital structure to provide our clients with the most competitive terms and reliable executions in the debt capital markets.


We maintain several relationships with Limited Partners and Institutional Investors who seek to invest passively on a direct acquisition, joint-venture, discretionary fund basis that efficiently enables sponsors to acquire or recapitalize an asset.


We source subordinated financing to increase overall leverage for our clients who wish to maximize their returns, reduce risk, and/or generate liquidity. We work with capital sources who specialize in providing Mezzanine Debt or Preferred Equity.
